If you have a big house full of possessions, start selling some of it off, giving it away to your children or others who might appreciate it, or maybe even giving away what's in good working order to charity. Try culling sentimental items such as photo albums, correspondence, souvenirs, etc. Digitize whatever you can. 

It will be hard, but you want to declutter your home so you can sell it, and there just won't be room for everything in your new smaller digs.

• Take steps to sell your current home.

• Coopers Rock Lake - Bruceton Mills, WV 26525
Located just off I-68 within Coopers Rock State Forest, Coopers Rock Lake is a tiny lake that spans just 3 acres, but offers some big fishing opportunities. The best time to fish here is March through May, when Coopers Rock Lake is stocked every two weeks with catchable rainbow trout. A few trout may remain in summer, but anglers during the warmer months are more likely to catch largemouth bass and bluegill.

• Mason & Dixon Lakes - Mason Dixon Highway, Maidsville, WV 26541
Situated just 2 miles apart, Mason Lake and Dixon Lake each offer some unique fishing opportunities less than 20 minutes away from Morgantown. Both lakes support ample populations of largemouth bass, bluegill, and sunfish, while Mason Lake is also stocked with trout from February through May. Muskellunge have been caught in Mason Lake as well. Mason and Dixon Lakes are both located within Pedlar Wildlife Management Area and are popular for kayaking as well as fishing. Both lakes are equipped with wheelchair-accessible fishing trails along their shores.

Part of the Mon River Trail, Deckers Creek Rail-Trail goes to the east instead of the north or south for a distance of 19  secluded miles. Take a side trip to Arthurdale, about a mile from the trail, where you can visit the nation's first 1930s New Deal homestead project. The trail is somewhat steep in places; has nice views of cascades, waterfalls, and rapids in the creek; and travels through woods dense with hemlocks and other forest trees.

One way to experience scenic Cheat Lake is by biking the 4.5-mile trail along the eastern shoreline. The Cheat Lake Trail offers breathtaking views of mountains as they rise from the lake. While visitors come all year long, fall is a particularly lovely time to explore. The trail is family-friendly, with a playground, picnic tables, and beach area along the way. Cheat Lake is a 7.7- to 9.3-mile drive from Morgantown.

Clovers and vegetables can fill in between spring and summer. Daisies, coneflowers, and sunflowers are perfect for warm summers. Goldenrods, mints, nettle, and yarrow will last through the summer and into the fall. One of the best shrubs to support your butterflies is called, of course, the butterfly bush. They are lovely, fast-growing, and provide masses of blossoms.

• Avoid Chemicals
Herbicides and pesticides are deadly to butterflies, so avoid them at all costs. Control unwanted insects by using plants they don't like. Mint, marigold, rosemary, and lemongrass will discourage mosquitos and aphids. Ladybugs are a welcome guest as they feed on aphids and arachnids, which will feed on caterpillars. Fortunately, many of the plants that attract butterflies will also attract ladybugs.

• Avoid Imports
It may be tempting to buy larvae or plants online to help kickstart your garden. Unless the species are local, you can be inviting trouble to the area. Foreign species may grow out of control, causing a lot of damage to the ecosystem. Talk to your local garden shop to get the best advice about what to plant, and just wait patiently for the butterflies to come. It's always best to use native plants. You can even plant seeds you have gathered from plants growing wild in public places.

• Turn Off the Water
Few things can cause more expensive damage to your home than water from ruptured pipes or a faulty water heater. The last thing you want to have to do in this case is search for the water main, and then discover you don't have the tools to shut it off. As soon as you move in, make note of where the valve is located. Once you find it, open the cover and check to see if you can simply turn a lever by hand, or if you need a special tool. That tool would be a water meter key, available at most hardware stores. If the valve is a significant distance from the cover, you will need one that is shaped like an elongated T. If not, the key may resemble a wrench with an angle in the middle. Sinks and toilets also have water controls just beneath them.

• Overflowing Toilet
If water is still flowing into a clogged toilet, open the lid and make sure the flapper is down and the water is stopped. If you can't stop it there, turn the valve near the bottom of the toilet. Then use a plunger to clear the clog.

• Insect Invasion
Ants, spiders, and other insects are unwanted guests that make their appearance with no warning. You may wake up to a trail of ants covering the dog's dish. Before you grab a can of toxic spray that can endanger your pets and children, reach for the diatomaceous earth. Made from the skeletal remains of minute sea creatures known as diatoms, food-grade diatomaceous earth is safe around people, pets, and birds, but shrivels insects in seconds. It works by drying out the exoskeleton.

  If you're looking for a longer hike through splendid mountain scenery, the Blackbird Knob Trail is a great option. This 8.5-mile out-and-back trail traverses a high plateau with excellent views across the Appalachian Mountains. Its high point, roughly halfway through the trail, is the 3,947-foot summit of Blackbird Knob. As beautiful as it is, this can be a challenging hike in winter. The Blackbird Knob trailhead is about two hours from Morgantown, and it's one of many amazing trails within Monongahela National Forest, which spans over 900,000 acres. 
  
  
• Cheat Mountain Ridge Trail - Cheat Mountain, West Virginia 26294
  Following a 3.8-mile section of improved fire road along a beautiful, wooded ridge line, the Cheat Mountain Ridge Trail is about two hours from Morgantown. It's a moderately difficult trail with only a few hundred feet of elevation gain, but the fire tower at the end of the trail provides a panoramic view of the surrounding forest. A VA Loan Comes with a Mandatory Fee

The VA funding fee refers to a one-time payment you'll have to pay on a VA-guaranteed or VA direct home loan. The funding fee is designed to support the VA home loan program since it doesn't require down payments or monthly mortgage insurance.

The fee changes periodically. As of January 1, 2020, the VA funding fee rose from 2.15-2.30% for first-time borrowers and 2.40% to 3.60% for subsequent borrowers. The current fee structure is expected to remain in place through 2022.

The funding fee is due at the time of closing. It can be paid upfront as a closing cost or financed as part of the loan. You can reduce the funding fee by putting a down payment on the mortgage. A down payment of 5-10% will cut the funding fee down to 1.65% for both first-timers and return borrowers. Similarly, a down of 10% or more will reduce the fee to 1.4%.

You're probably wondering, "Should I wait until the fee drops?" The truth is, the fee may never come down. If you're in a position to buy, now's a great time to do so: Interest rates are at historic lows, and housing prices might get higher the longer you wait.

VA Loans No Longer Have Value Limits

As of 2020, VA loan limits no longer apply to qualified veterans with their full loan entitlement. In principle, there's no limitation as to how much an applicant can borrow when applying for a VA loan. You can apply for a loan as sizeable as you financially qualify for.

However, a VA loan limit determines what you can borrow minus down payment, and the current limits no longer apply if you have full VA loan entitlement.

You have full entitlement if:

• You have never used your VA home loan benefit, or
• You have paid a previous VA loan in full and sold the property, or
• You've repaid your VA home loan in full after a foreclosure or compromise claim

If you don't satisfy at least one of the above terms, your entitlement is limited, which means you're subject to a home loan limit. For those with reduced entitlement, VA loan limits vary from $548,250 to $822,375 for a single-family home based on the county where you live.

At their peak, Kanawha Valley wells were producing more than three million bushels of salt annually. The region gained international notice when Kanawha salt was named "The Best Salt in the World" at the 1851 World's Fair in London.

Fast-forward to 2011, when Nancy Bruns, a seventh-generation Dickinson, became intrigued with her family's legacy. As a trained chef, Nancy was aware of the attention that hand-harvested salt was getting from foodies.

After Nancy drafted her brother Lewis Payne to come on board as her partner, the pair resumed salt harvesting on the family farm in 2013 under the name J.Q. Dickinson Salt Works. This time around, the process includes eco-friendly solar evaporation instead of timber and coal furnaces.

Raising backyard chickens has become an increasingly popular hobby, with more people enjoying fresh eggs as well as the fun that chickens provide. 

Before you start buying chicks or hens, you'll need to understand the ongoing responsibility of raising chickens. Our real estate agents share the following 5 tips for raising backyard chickens.

1. Make sure you follow the law.
   You'll need to follow Morgantown's city ordinance that addresses chickens and other domestic fowl. In general, if you have more than two chickens, you'll need to make sure their pen, coop, or other structure is located 80 feet or more from another person's dwelling unless you have their written consent. You'll also need to make sure the chickens and their housing don't become offensive, noxious, or harmful to health so you don't run afoul of the law. In addition, if you live in an HOA community, chickens probably aren't allowed.
   
   
2. Consider your start-up costs.  
   When you're starting out, you'll need to budget for the cost of grown hens or chicks. You'll also need a henhouse or full-size chicken coop that has to have a roosting area, feed and water containers, and nesting boxes. They'll also need daily food and water. These costs vary according to how many chickens you have, the size of your chicken coop or henhouse, and other factors, but according to The Old Farmer's Almanac, it takes about $500-$700 to get started.
   
   
3. Build or buy a secure coop.   
   Your chickens will need a sturdy coop or hen house that helps protect them from extreme temperatures as well as predators. It has to have enough room so the chickens don't start to exhibit antisocial behaviors like fighting. The structure will also need to hold containers for food and water and have roosting areas like wooden poles as well as nest boxes. For every three chickens, you'll need at least one nest box, preferably more. Also, make sure your coop or hen house has good ventilation.
   
   
4. Don't forget that chickens need outdoor time outside their coop.  
   Your chickens don't need to spend all their time in their coop. They'll need a secure run to spend some time outside enjoying the sunshine and a roomier environment. If you don't want to build a run, letting them loose in the backyard for outdoor time each day is fine as long as they're safe and secure.
   
   
5. Know how to care for your chickens on a daily basis.
   A basic daily routine will help ensure your chickens get the basic care they need. Go outside in the morning and check your chickens for any sign of illness or injury. Let them go outside in their run or the backyard while you clean and replace their water and feed. This is also a good time to collect eggs for the first time of the day, checking back a few times a day to look for any more that may have been laid. Every week, you'll also need to clean out the coop more thoroughly — including the nest boxes — and add clean bedding as needed.

Only 63 areas throughout the country have been recognized with the designation of national park. As of January 2021, West Virginia is honored with the naming of New River Gorge as the first national park in the state. Almost heaven, indeed!

The Road to National Park Status

Technically, "The New," as it's affectionately known to locals, has been part of the national park system since 1978, when it became New River Gorge National River after President Jimmy Carter signed the legislation. This act put 70,000 acres under protection of the national park system in order to preserve the area for future generations.

With the passage of the Consolidated Appropriations Act in December 2020, approximately 7,000 acres of New River Gorge attained full-fledged national park status, where hunting is forbidden. The remainder of the park is maintained as a national preserve, continuing to operate under essentially the same policies that took effect in 1978.

Celebrating the Beauty of West Virginia

In the midst of New River Gorge's spectacular scenery rises its most iconic feature: the New River Gorge Bridge. Prior to the bridge's opening in 1977, crossing the river involved a 40-minute journey along narrow mountain roads. Thanks to the bridge, the trip was cut down to less than a minute.

Since then, the New River Gorge Bridge, the third-highest span in the United States, has become one of the most photographed sites in West Virginia. Its image graced the state's version of the commemorative quarters issued by the U.S. Mint in 2006, and the bridge itself landed on the National Register of Historic Places in 2013.

We have 16th-century Christians from Germany to thank for bringing their custom of indoor decorated trees to the United States. While some decorated wood pyramids with evergreen branches and candles, it is believed that Protestant Reformer Martin Luther took things a step further. In an effort to replicate the twinkling stars of the night sky, Luther purportedly added candles to an actual evergreen tree.

How to Care for a Live Christmas Tree

Get the most from your live Christmas tree with these TLC tips my family and I use.

• Once you select your tree, keep it in a sheltered, unheated area until you're ready to bring it indoors.
• Use a tree stand that holds at least one gallon of water.
• Recut the tree about an inch above the base so water will be absorbed more readily.
• Place the tree in a corner or other area of the room that's not traveled by people or pets. Be sure to steer clear of fireplaces, heaters, and other sources that may cause dryness. Clear a space large enough to allow a buffer around the perimeter of the tree.
• Check water levels every day. If the level drops below the base, a layer of sap will dry over it, preventing the stump from absorbing moisture.

This is a great fall dessert that is surprisingly simple to make. You can cook up 16, serving from start to finish in under two hours. Ingredients include a box of vanilla cake mix, apple pie spice, a can of apple pie filling, and caramel sauce — all of which you can quickly (and affordably) grab from your local grocer.
   
   
3. Bring Bread Pudding to the Table
   Steal the spotlight with the warm embrace of an autumn pumpkin cranberry bread pudding. Scrumptious and straightforward, you'll only need around 15 minutes of prep time before you allow it to cook for three hours. Combine ingredients and pour over bread cubes placed in a slow cooker. As the bread bakes, you'll create a sauce from scratch in about 20 minutes. This dish is best served straight out of the slow cooker and paired with a tasty vanilla ice cream scoop.
   
   
4. Plate a Batch of Bars
   If you're looking to put a new twist on a few old classics, then you'll love these sweet potato cheesecake bars. Whip up a few dozen on then in less than one hour with a surprisingly easy recipe. Although a baker's dozen of ingredients may make this dish seem complicated, it essentially only requires a little mixing, blending, and baking. Once they've cooled, you'll have a unique yet irresistible treat that will fly off of the serving tray long before dessert rolls around.
   
   
5. Get Festive with Flan
   If you're looking for a truly unique treat, flan is the way to go! Smooth, silky, and certainly unlike anything else on the dessert table, we recommend baking this festive pumpkin flan. You can make a six-serving flan with only 45-minutes of prep time and a little over a half-hour of baking. Although the recipe calls for a dozen or so ingredients, preparing a pumpkin flan is quite easy. The majority of the process is stirring ingredients into a heated skillet before baking. After cooling and letting it refrigerate for a few hours, the flan is ready for serving.

Once a fort during colonial times, the area is now a state park where visitors can hike two trails. The Prickett's Fort Nature Trail is an easy quart-mile walk that showcases the flora and fauna of the area while the MC Trail is a three-mile converted rail-to-trail that hikers, runners, and cyclists can use. If you're new to gardening, you may think in fall it's time to shut down, but in West Virginia, not so. In our humid subtropical climate, which includes the region where you may be looking at Morgantown homes for sale, fall is prime time to experiment with a whole new palette of plants. Don't stop at perennials and bulbs; you can also plant trees and shrubs, as well as cool weather food crops such as various delicious greens and cole crops such as cauliflower. 

Why Plant in Fall?

On average, the first fall frost in our region will be around Oct. 16, so that means you would need to consult a planting guide, such as the Old Farmer's Almanac, which can advise you when you need to start seeds indoors; when to plant seedlings or transplants; or when you need to start seeds outdoors, based on frost dates for harvest.

Fall planting offers many species a chance for roots to establish themselves before the ground freezes in winter. This can be ideal for trees and shrubs, although they should not be planted too late in fall when frost may damage them. 

In our region, fall is the ideal time to plant bulbs, as our cooler winters help promote the biochemical process of flowering in spring. The bulbs should be in the ground as soon as it is cool, with evening temperatures between 40 and 50 degrees F. If you can still dig in the ground, then you can still plant bulbs. Bulbs can be stored for a month or so in cool, dry conditions. In our region, plant tulips, daffodils, iris, and many others. 

If you're in love with that big burst of spring color from a perennial garden, then get busy planting perennials now. The soil in fall is a lot warmer than in spring, so perennials have a chance to get their root systems established before winter. Get your perennials in the ground at least six weeks before the ground freezes. Remember that frost may stop the plant from growing above ground, but won't kill the plant; the roots will keep growing until the soil freezes. 

Water plants thoroughly before planting, allowing roots to soak up water. Plants need less water in the fall, but you can water them once a week until the soil freezes. Hold off on mulching until cold weather arrives: 32 degrees or lower at night. Mulch with leaf litter, straw, or commercial mulch.

What to Plant This Month:

Here's some advice from West Virginia University Extension Service on what to plant in October.

Oct 12 – Plant multiplier or potato onions; plant spring bulbs.

Oct. 13 – Plant or transplant flowering lilies (species that flower from July 15 to Sept. 15).

Oct. 19 – After leaves drop, plant or transplant deciduous trees and shrubs.

Oct. 23 – Plant garlic. 

October also is an ideal time to do the following:

• Dig canna, dahlia, and gladiolus bulbs to prevent overcrowding
• Harvest green tomatoes and gourds
• Harvest sweet potatoes
• Divide perennials
• Harvest late pumpkins
• Remove your old crop; seed winter cover crop
• Harvest winter squash
• Top Brussels sprouts
• Prepare beds for spring planting
• Mow lawn for the last time
• Prune roses

Morgantown's Harvest Ridge neighborhood has received a three-star GREEN rating and certification from the Home Innovation Research Labs. Ratings are determined by how high a home or neighborhood scores in areas such as Site Design, Resource Efficiency, and Indoor Environmental Quality.

We want to see Morgantown become one of the top GREEN cities in the United States. How energy-efficient is your home? Solar investment tax credits, first instituted in 2007, are still in play thanks to multiple extensions. 

Two stages currently remain in the sunsetting program. Investments made prior to January 1, 2021 are eligible for 26 percent credit, while the number drops to 22 percent for investments made before January 1, 2022. Qualifying properties include products such as solar water heaters, geothermal heat pumps, and solar electric property.

Gritstone Climbing + Fitness has been a true labor of love for husband-and-wife team John and Aira Burkhart. In 2016, the pair set out with a goal of building nothing less than the largest full-service climbing facility in West Virginia.

The Burkharts were joined in their project by close friend and partner Chris Bailey, owner of Rising Sun Construction. Chris explains that, as veterans of many area gyms, he and John have taken careful notice of what works and what doesn't in creating the plan for Gritstone.

In their quest to create a truly elite facility, John and Chris enlisted the services of Jason Kehl. As an award-winning professional rock climber for more than a decade, Jason uses his unique qualifications to design wall shapes and holds that accommodate climbers across a full range of skills, from beginner to expert. Boasting a total of 20,000 square feet, Gritstone is poised to be the premier gym and climbing facility in Morgantown. Even if you're not a rock climber (yet), there's first-rate equipment and classes to satisfy devotees of other fitness activities.

   Like many superstars, New River Gorge is known by rock-climbing enthusiasts under a single name: "The New." With approximately 2,000 rock climbs, The New is the gold standard in the eastern United States for sport climbing, with permanent anchors affixed to the rocks, as well as home to hundreds of bouldering problems. Most climbs are 5.9 grade or higher, so The New is not for the faint of heart. Tip: when I'm in the area, I stop in at Water Stone Outdoors to see the latest in clothing and gear, and grab a cuppa Joe at their awesome coffee bar.
   
   
3. Summersville Lake - Summersville, WV 26651
   Thanks to its clean, fresh water, Summersville Lake has been dubbed, "Little Bahamas of the East Coast." Summersville Lake boasts around 150 routes with varying degrees of difficulty, mostly sport climbing. While deep-water solo climbing is still technically illegal at Summersville Lake, more routes emerge when the water level drops after Labor Day. 
   
   
4. Coopers Rock State Forest - Rt. 1, Bruceton Mills, WV 26525

   Bouldering is the minimalist version of rock climbing, requiring little more than a good pair of climbing shoes and a crash pad. With hundreds of large boulders along the Cheat River Gorge, Coopers Rock State Forest is often referred to as a "bouldering paradise." Many routes are perfect for beginners, plus geocaching is a popular activity, making "Coops" a good family-friendly location. 
   
   
6. Seneca Rocks - Seneca Rocks, WV 26884 
   Soaring nearly 900 feet above the North Fork River, Seneca Rocks is a beloved West Virginia landmark. Seneca Rocks features upwards of 400 routes, the majority of which are accessed by traditional, or trad, climbing. This classic style involves the climber placing "nuts and stoppers" in cracks along the way. Home to multi-pitch routes ranging from 5.0 - 5.12, Seneca Rocks is the only climbing area of its kind from New York to North Carolina.
   
   
7. Meadow River - U.S. 19, Mt. Lookout, WV 26678
   Meadow River has 168 routes running from easier trad climbs to tougher sport climbs and even mixed climbs, making it something of a rock climber's buffet. Reach the more easily accessible north region from a trail near the bridge along U.S. 19.
   
   
8. Nelson Rocks - Circleville, WV 26804
   
   
   
   If you're a rock-climbing newbie, Nelson Rocks is the place for you. Nelson Rocks is one of a select few areas in the country to feature a Via Ferrata, which translates to "iron road." Metal rungs and cables are permanently set into the rocks, so you simply clip in carabiners as you make your way along the route. No climbing experience is necessary – just bravery!

It's time to buy or sell a property. You start searching for a representative who can help you navigate the real estate world. Then you find that some identify as REALTORS®, others as real estate agents. While most people use these terms interchangeably, they aren't the same thing. Both list houses for sale and help buyers with the acquisition process, but not every real estate agent can identify as a REALTOR®. Here's what you need to know about the Realtor difference when looking for or adding your home to the list of Morgantown homes for sale.

Real Estate Agents

A real estate agent is a professional who has been granted a state license to engage in transactions relating to the sale, purchase, or rental of property. The license is acquired after the individual passes all required real estate classes and the real estate licensing exam, which can vary widely by state. West Virginia, for example, requires a minimum of 90 hours of classroom instructions. After that, the applicant should pass a written test that covers real estate standards and state and federal real estate laws. A real estate agent must renew his or her license every one or two years and pay an annual fee for it.

REALTORS®

A REALTOR® is a real estate agent who has gone one step further: He or she is an active member of the National Association of REALTORS® (NAR), an organization founded in 1908. Active agents interested in becoming NAR members must have an excellent professional conduct record and a valid real estate license. All REALTORS® are required to have received ethics training and have agreed to adhere to the group's extensive Code of Ethics. Adopted in 1913, the code is much more restrictive than state guidelines that govern real estate agents. In fact, the ethics code is the main factor that separates REALTORS® from non-NAR agents.

The code of ethics is revised on an annual basis to reflect changes in real estate law and practice. It mandates that REALTORS® perform their duties and treat all parties honestly. Although every buying or selling agent's primary responsibility is to his or her client, a REALTOR® must put their client's interest above their own. This means that they promise to never mislead or withhold information from any party involved in the transaction, including his or her client, the public, and the other real estate professionals. 

New NAR members must take an online training course and pass the exam. Conversely, all agents registered as REALTORS® are required to take an ethics refresher course every four years to maintain certification. The content of the classes typically focuses on consumer protection and ethical work habits. REALTORS® and the public can file a complaint based on possible violations of the code of ethics. Any violation could lead to a REALTOR®'s dismissal from NAR. Typically, any agent can do their job ethically, but a REALTOR® is likely to be held to a high standard of accountability if a sale is handled improperly.
